•BSc/BA in facility management, engineering, business administration or relevant field
•Proven experience as Facilities Manager or relevant position
•Minimum of 10 years experience
•Relevant professional qualification (e.g. CFM) and CAFM system will be an advantage
•Well-versed in technical/engineering operations and facilities management best practice
Directly responsible for the entire facility including Occupant’s, Employee’s and Visitor’s safety, building maintenance, repair and upgrades through routine, corrective and preventive maintenance policies and procedures to ensure that the properties are maintained in a systematic, effective and efficient manner.
•Direct responsibility for the Safety of Occupants, Employees & Visitors and thereby developing the desired professional image to end users of the facility.
•Develops a comprehensive safety & security plan and ensures the enforcement of effective and proper annual maintenance plan with proper manual, policies and procedures.
•Ensures the efficiency and effectiveness of the facility by Routine, Corrective & Preventive Maintenance, repairs and Upgrades of the Facility in accordance with the policies and procedures.
•Compliance of Statutory requirements by abiding with standard property management practices to manage and maintain the properties.
•Develop a comprehensive Facility Management Manual that ensures the efficiency and effectiveness of the entire Facility.
•Acquire, develop and retain talented technicians to tackle the maintenance issues.
•Develop strategic alliance with Vendors / Sub-contractor who can add value in the quality of service that they deliver to us.
•Reports to the Property Manager for all facility management issues and coordinates with the MEP Supervisor and Civil Supervisor to resolve the issues ensuring successful implementation of various maintenance programs – Routine, Corrective & Preventive Maintenance of Mechanical, Electrical, Plumbing and Civil areas.
•Actively resolves trouble shooting in due coordination with the technicians.
•Corresponds with Occupants to update maintenance schedules, electrical, water and other service outages and scheduled shutdowns.
•Directly supervises the building security, systems & employees and coordinates facility related activities.
•Implements the facility management plans including emergency plan, evacuation plan, etc. as required and developed by the Property Manager in coordination with the Maintenance Supervisors and others concerned.
•Assists the Property Manager in developing the required maintenance checklists / plans / schedules, and programs and implements in coordination with the relevant parties.
•Coordinates with sub-contractors to carry out the required services in the facility after negotiation and duly approved by the Property Manager.
•Prepares inventory list, maintains and controls the inventory stock for all maintenance items considering their frequency of usage including the running items.
•Ensures utility payments are made on time to avoid disruption of service.
•Periodically train the sub-ordinates both on-the-job and in class room training.
•Counsel the staff at regular interval to keep their morale high.
•Ensure periodical reports are sent to the Property Manager in a systematic way.
